EMG Funding was created by short sale investors for short sale investors. Our President, Leon Cook is also the President of Prestige Real Estate Services and is very knowledgeable when it comes to understanding Land Trust and Options Contracts. He is also well versed in all of the many of the critical aspects of lender negotiation and will tell you that 90% of your time needs to be focused on the BPO/appraisal.
EMG was born out of necessity when Leon began to face challenges surrounding his short sale business due to the new requirements that title/escrow companies are implementing in regards to having your own funds for your first closing. For years title companies would allow short sale investors to utilize the funds from the second transaction to fund the first transaction. When this method went away, Leon began looking for hard money lenders who could fund his deals and found these type of short term, transactional lenders were few and far between. EMG Funding was created to fill this gap.

1. Will Emerging Markets Group, Inc fund when the investor uses either an option contract or a land trust? Yes, we will fund either scenario.
2. Will EMG fund other flips outside of short sales? Yes, we will fund most any flip whether it be a short sale, an REO, or wholesale deals as long as you are buying and selling it in the same day.
3. Will EMG lend for more than 24 hours? We only focus on 24 hour funding and can not fund longer than this.
4. Can EMG provide me with a Proof of Funds letter? Yes, just give us a call and we will get this for you right away.
5. Are there any credit/income/asset/employment requirements? No.
6. Do I need an appraisal on either the first or second transaction? No.
7. How quickly can EMG fund? We would prefer 72 hours notice for your first deal with us. Once we have done our first deal together, we can fund with 24 hours notice.
8. Will EMG provide funds to rehab properties? No.
9. I select my own title company? Yes, we will allow you to use your own title company as long as both closings take place at your title company.
10. Can EMG suggest a title company to me if I don't have one? Yes, just give us a call.
11. What happens if my deal doesn't close? We charge you nothing.
